Description Of Services:

- Perform a general visual inspection of all accessible roof areas.
- Inspect flashings, penetrations, vents, valleys, transitions, and other common leak-prone areas.
- Inspect for cracked, slipped, loose, missing, or damaged roofing materials.
- Reseal minor penetrations, vents, flashings, exposed fasteners, and deteriorated sealant as needed.
- Secure minor loose roofing components where accessible.
- Replace up to 10 broken roof tiles (if applicable; matching tiles subject to availability).
- Clear minor debris from roof surfaces, valleys, drains, gutters, and downspouts as needed.
- Report any conditions requiring repairs beyond the scope of routine maintenance.

Note: roof maintenance is preventative and does not guarantee against leaks or create, extend, or renew a roof warranty. Leak investigation, water testing, major or structural repairs, and extensive roofing/flashing replacement are not included. Any additional repairs identified will be quoted separately.
